Development in the Crowsnest Pass
I have had a number of requests for an update on what's going on with development in the Crowsnest Pass. They say a picture is worth a thousand words so here is my update, you can see for yourself what is happening.

Hey Dean, that is great that you took those pictures. I can offer a rundown of a general status of these projects:
Trout Landing- Land and building development. Project downscaled, no physical building to date, no services.
Sunny View-Land development only. I believe this development might currently be on hold. Maybe a couple spoken for, currently no services.
Kananaskis Wilds- Land development only- mostly sold out immediately after release. I beleive at least one house is being built so far. I believe the majority of services are in.
Southmore- Land development only. I believe the first few phases were successfully sold out. Still pushing a lot of dirt though as Services are going in.
River Run- Land and building development. Partially reclaimed land. Hydro station recently moved. No services or physical building on site.
Passmont- Project complete. Land and building development. 3out of 7 sold, plus one current conditional offer.
Valley Ridge country Estates- Country residential acreages, land only development. 3/4's (I believe) sold out shortly after release.
Larkspur- I am not totally sure about these but I believe that this development currently consists of these 2 renovated military houses from Calgary. I Think they are both currently on the market.
Timber Ridge-Land only development, Bellevue. A few sold, a dozen or more still up for grabs.
Ironstone-Land and building development in Coleman. 20+ sold, apparently a few more in the last few months.
I hope this is fairly accurate. Please feel free to correct me if I am wrong.
Thanks for the comments Randall. On the Kananaskis Wilds there is three homes up there in various degrees of completion. Shane Stewart is certainly a developer that has lived up to his committments.
Absolutely. You can bet that he has not spent millions of dollars of other peoples money making sure everyone knows his name either.
It is sure encouraging that we have one developer who has realistic expectations, realistic product(s), realistic timelines, and like you said, has lived up to his committments.
I wish Shane all the success, he definately deserves it.

With respect to development in the ‘Pass. Obviously there is no shortage of developers here (although, we certainly could use more of the Shane Stewart types i.e. more of the doers and less of the talkers). However, most of the developments in your list of photos are either on a standstill, or haven't (and maybe never will) gotten off the ground, yet.
Many factors are at play here as to why that is, but I suggest some of the biggest ones are the lack of affordable housing and well paying jobs.
Development, although important, is not as much a priority, I suggest, as is attracting industry and business to our valley. This is what our leaders (including you) should be concentrating on. Council, Chamber of Commerce and Economic Development should be working on this as a team, which I do not see happening considering the 'sporadic' and ‘haphazard’ manner in which these joint meetings happen.
True leadership, having a plan and vision, along with community support, is what is needed. When that happens, then I think you will see that affordable housing, industry, business, and a well-paid work force, will be the end result, and this in turn will spur on local development. Many dreams and a brighter future will then be had by all.
But... I have mentioned these things before, only to have them fall on deaf ears by people who do not want to be 'confrontational'.
p.s. I'm sure, I will not be invited again to the next 'joint meeting', as 'confrontation' is my middle name. :-) :-)

Agreed re: Shane Stewart. Unlike other developers who either whore themselves to the media or avoid it altogether, Shane is one of those few who are comfortable with publicity but don't go out of their way to seek it - he was a pleasure to work with when I wrote at the Promoter, and never tried to manipulate coverage into a kiss fest for him or Clanswest.
He is definitely a fine example of what is missing in the industry - accountability, integrity and honesty. He also, strangely enough for a developer in the Pass, actually builds houses!
