Little confused about property Taxes??

From todays Pass Promoter

"For 2011, a total of $6.841 million is required in taxes. The property tax levy for 2010 was $6.548 million"

Strange taxes did not go up??????

So where does the additional $293,000 come from?

New assessment for those kind of dollars? maybe.

There would have to be new development of $30,000,000 in 2010, or higher assessment based on increased real estate market values.

Could it be planned property sales.

no that is the amount of the tax levy, raised by general taxation.
The number as gone up bu almost $300,000.

Are they playing that game, where the mill rate stays the same, but your property value goes up and you pay more in taxes. If this is the case, then we have been lied to.That would not be a 0% tax increase.
The only way you have a 0% tax increse is if the budget stays the same, year over year, plus what ever you get from new builds and major renovations. There is no way we had 30 million in new builds last year.

Maybe the Promoter misquoted the numbers?

Anne makes a good point, maybe we are not comparing apples to apples. Anyway the provincial budget comes down this Thursday. So the ASFF will be set shortly after, then we will be able to compare apples to apples when the mill rate bylaw is set.

The 2011 budget "overview" is not on the website yet.
Also I would like to see the full "line item" budget. What exactly should I ask for? Does it exist in digital form? According to FOIP it should be public info.

Do you know if there has been any comparison of staff complement in other municipalities of similar size?
It seems to me that there are quite a few people working in the office..when you call them they are not very knowledgeable on anything!!!! Perhaps a housecleaning is needed...the staff has no idea what busy is...try it in a city where they would serve more customers before lunch than the cnp serves in a month.

For a copy of the budget contact the municipal office.
I suspect it will not be available for a little while, until the millrate is set the budget is not final.
If the province cranks up the ASFF like they did last year on the previous council, then the only way to maintain a 0% increase is by council making further cuts.
Which is an option for them.

I don't give a dam about, reserves, new equipment, ASFF whatever. Not particularly frilled about more employees. But what I do give a dam about is that some of this council said they would never vote for a tax increase.
So I expect that my taxes do not go up this year, in 2012/2013.
That is what I care about, I know the what my house in Calgary costs and I know what my house here costs.
So the point I'm making and I hope its clear to you and this council. 0% means I do not pay one more dollar than I did last year.

Hope thats clear.
